What is buildings’ monitoring 

Monitoring of buildings and structures represents control of functioning of different systems: reliability of the entire construction, utility network and its separate junctions, control of  soli body state etc. All this includes engineering survey, geodetic measurements, engineering and geological researches, measuring of possible strains and the whole complex of necessary measurements. 

When and with what periodicity? 

According to the effective regulatory structure every building and structure shall be inspected in two years after commissioning. Further it is conducted after certain periods of time: 

For structures working in the harmful environment (aggressive environments, vibro- and seismic loads, excessive humidity etc.) the inspection is conducted once in 5 years; 
For standard environment – once in 10 years; 
For historical constructions and monuments – constant mode of monitoring; 
After completion of the object operation normative period; 
In case of occurrence of significant defects and damages in the process of maintenance by the owner; 
Change of building target purpose. Special researches proving operation suitability of the building for the new functions are conducted before its conversion; 
In case of sale-purchase of real estate items. Before sale the owner shall present the document proving the object suitability for further operation; 
For defining of construction operating suitability after fire. Modulus of elasticity and concrete (main construction material at the present day) yield limit significantly worsen after high temperature exploration and further cooling by water jet from fire hydrants; 
In case of natural calamities (earthquakes with a magnitude from 7 on the Richter scale etc.) and accidents lead to the object damage. 

On the basis of instruction given by the state bodies of construction supervision. 

Monitoring Steps

Steps of conduction of such operations by our experts have a distinct sequence: 

 

Analysis of the documentation presented by the client: project, as-built documentation, results of earlier studies etc.;  
Visual inspection of the object and preliminary evaluation of the scope of works; 
Examination of the building structures by means of special tools – instrumental examination of buildings. Various works are performed to define the state of bearing beams, carbonation of concrete depth, state of reinforcement etc.; 
If necessary destructive methods are included to the measurement: pass of holes, control openings etc.; 
Accurate drawings, defect maps and tables of checking calculations are drawn up after conduction of inspections. 

 

Monitoring Results for the Customer 

Results of conducted inspections are reflected in the technical estimation, which represents a suite of documents:  

The technical estimation itself with designation of sizes and description of all building structures (foundation, walls, roof, floor, slabs, beams etc.);  
Accurate measurement diagrams associated with all supporting frames; 
Defect maps. In case of inspection of houses and constructions already put into operation;    
Map of openings made for monitoring conduction. The places of construction openings are plotted on it in order to analyze their condition, and the places where the holes were made with association to the graticule;  
Photo report with the pictures and detailed description of each picture; 
Test tables and processing of their results; 
Technical estimation on the object state with categorization of the technical state;
Estimation of operated buildings and structures’ obsolescence and depreciation; 
List of works necessary for elimination of defects and repairing, guidelines for further operation; 

 

According to the results of conducted works the estimation is signed by the experts carried out the tests. Then it is approved by the direct departments’ supervisors and management of the company. The estimation serves as a basis for the design task of further works on strengthening of structures of the inspected object if it is necessary. In case if significant damages of the building structure are detected the customer is immediately informed. The information is directed to the state bodies of construction supervision. All the results of inspections are entered to the certificate of inspected construction.
